Do you pay a referral fee?
We love paying referral fees! Typical referrals range from 20% to 30% depending on a variety of factors including is this a sale or lease deal, referring agent involvement in the transaction and complexity of deal structure.
How long does a deal take to close?
Although we have closed some deals in just a couple days, most commercial days take anywhere from 30 to 120 days. We have also worked on complicated transactions that have lasted two to three years!
How do I know if a deal is moving forward?
Our team will keep you updated on progress and milestones in the transaction process. You will also hear from us if we have hit a challenge in the process or if a transaction is put on hold.
How do I know if I have a qualified referral?
You can attend one of our training classes that teach you how to qualify your clients or you can send us your clients contact info and we will qualify them for you. Remember, we don’t mind doing the heavy lifting.
I don’t know anything about commercial real estate, can I still refer business?
Absolutely, it’s perfectly OK to be honest with your client and inform them that although this is not your area of specialty, you partner with a commercial broker who can assist in their needs. They will appreciate the referral and we will take it from there.
What do I need to do when I have a referral?
The best way in our experience is an email introducing your referral to us, but don’t let that stop you. Shoot us a quick email, text or phone call with your client’s contact info and we will make the initial contact and follow up with a referral agreement for your records. If you prefer to send the referral agreement first, that works too, just send it on over with your client’s contact info and we will get it back to you signed.
Can I learn commercial real estate so that I can do my own deals one day?
Sure. If you have a passion and dedication for CRE, we encourage you to stay plugged in to the transaction and learn through the entire process. We can mentor you and answer questions so that you can transition into becoming a lead agent one day.
What happens if my referral wants to buy a house in the future?
We always refer your clients back to you for all their residential needs. We have actually saved many residential deals by referring clients back that forgot who referred them in the first place. We will take care of their commercial needs, you keep the residential.
How big can some referrals be?
We are used to large deals in the commercial industry. Our average referral fee is in the 5k to 7k range, although our largest referral to date is 60K. Help us beat that record!
